Built for Solo House Cleaners

Stop Losing $50 Every Time a Client Cancels Last-Minute.

NSuite gives solo house cleaners a booking link for new and recurring clients, a cancellation-fee policy that charges a card on file automatically the moment a client cancels late, and property notes — gate codes, pets, what you did last visit — saved to every home. No more texting for a Venmo. No more eating the gas money on a no-show.

Turn On Cancellation Protection — It's Free to Start

No credit card required to start. Cancellation-fee and deposit collection require connecting Stripe (free, about 10 minutes) and are available on Starter ($19/month) and Pro ($49/month).

A full week of cleanings pays you. A late cancellation shouldn’t cost you the morning for free.

You built your client list one recommendation at a time. But if a same-day cancellation means you eat the gas money, every Venmo request means checking your phone for a week, every new client means ten texts before the first clean, and you show up to a recurring home without remembering the alarm code — you’re paying an admin tax the work itself never should have created.

  • You drive over. No one’s home. You still don’t get paid.

A client cancels last-minute or just doesn’t answer the door, and there’s no way to collect for the time and gas already spent. Set a cancellation-fee policy once, and NSuite charges it automatically to the card on file the moment you mark the appointment canceled inside your notice window — no confrontation, no chasing.

  • Never open the Venmo app again.

You finish the job, send a Venmo request, then check the app and follow up — sometimes for weeks. A handful of clients never pay at all. Invoice from your phone before you leave, or put Pro-plan clients on a recurring invoice schedule that sends and reminds itself.

  • Every new client shouldn’t start with 10 texts.

“Can you do Tuesdays?” → “What do you charge for a deep clean?” → “Can you come every other week?” — before the first cleaning has even happened. A booking link with a real service menu and price ends this: the client picks the service, picks the date, leaves access notes, and confirms with a card.

  • Walk into every home already knowing it.

Showing up to a recurring client’s home without remembering the alarm code, the dog’s name, or that they asked for the guest bathroom skipped reads as unprofessional and risks the account. NSuite’s client notes carry gate codes, pet info, and visit history forward automatically — for regular homes and the occasional Airbnb turnover alike.

From booking link to a canceled appointment that still pays you.

A realistic two weeks for a solo house cleaner running 24 bi-weekly clients.

A new client finds you on Facebook

Before: Ten texts to agree on a service, a price, and a date — then a Venmo request you send after the fact and hope gets paid.

After: She clicks your booking link, picks “Bi-Weekly Standard Clean,” picks Thursday, and leaves a note: “Alarm code 4471, dog is friendly but jumps at the door.” She enters her card to confirm — you’ve turned on the cancellation-fee policy, so her card is saved even though you didn’t require a deposit. You get one notification.

Appointment day — a cancellation

Before: You drive over, nobody’s home, you’ve lost the morning and the gas money, and there’s no way to collect.

After: She texts at 7 AM to cancel — her kid is sick. You mark the appointment canceled in NSuite. Because it’s inside your 24-hour window, NSuite charges her saved card the $50 fee automatically. You didn’t have to ask. If you want to waive it for a first-time client, one tap does that too.

A regular client’s next cleaning

Before: “Hey are we still on for the 15th?” — another text thread to confirm a date that should already be set.

After: Two weeks later, she gets her 24-hour reminder automatically. No text needed from you. She rebooks her nextvisit through the same link in about 10 seconds — her address, notes, and card are already on file. It’s not fully automatic yet, but it’s no longer a conversation.

End of the month — billing

Before: You total up who owes what from memory and a Notes app, then send a dozen Venmo requests and wait.

After: Your 14 Pro-plan recurring clients are on an automatic monthly invoice schedule — it fired itself at 6 AM. Nine have already paid by lunch. The rest get an automatic reminder. You haven’t opened Venmo all month.

Every element above is a real, shipped NSuite feature. Nothing here claims an auto-scheduled next appointment — that doesn’t exist yet.

I turned on a $50 cancellation fee through NSuite and connected Stripe so it charges the card automatically. I haven't had a no-show or a same-day cancellation cost me a dime since I turned it on. My regulars just rebook through my link instead of texting me 'can you do Tuesday instead?' I used to lose $150–$200 some months to cancellations. Now if someone cancels late, I still get paid.

I had four regulars who'd 'forget' to Venmo me for weeks at a time. Now every cleaning either gets billed to a card up front or I send the invoice from my phone before I leave, and it's usually paid before I'm back in my car. I haven't sent a single Venmo request in two months.

Common Questions

Can I charge clients a fee if they cancel last-minute or don't show?
Yes. Turn on a cancellation-fee policy — a flat amount or a percentage of the service price — and set your notice window (e.g., 24 hours). If a client cancels, or you mark them as a no-show, inside that window, NSuite automatically charges the fee to the card they saved when they booked. You don't have to ask for it, and you can waive it for any client on any occasion.
Do I need a deposit too, or is the cancellation fee enough?
You can use either, both, or neither. A deposit is collected the moment a new client books and confirms the spot. A cancellation-fee policy saves the client's card for later, whether or not you took a deposit. Most solo cleaners with a base of recurring clients skip the deposit and rely on the cancellation fee — it protects the same revenue without asking a first-time client to pay before you've ever cleaned their home.
How does the card get saved — do I need special equipment?
No equipment. When you enable a deposit or cancellation-fee policy, the booking form includes a secure card field powered by Stripe. The client enters their card once, at booking. NSuite never sees or stores the card number directly — Stripe does.
Can clients set up recurring bi-weekly or weekly cleanings automatically?
Not as a fully automatic "set it and forget it" appointment yet — each cleaning is still its own booking. What works well in practice: your booking link stays live, and returning clients rebook their next visit in about 10 seconds because their address, notes, and card are already saved. For billing (not the calendar), Pro plan lets you set up a recurring invoice schedule — weekly, biweekly, monthly, or quarterly — that sends itself on autopilot.
Do you have anything for Airbnb or vacation rental turnover cleanings?
NSuite handles turnover cleanings the same way it handles any appointment: booking link, cancellation/deposit policy, and notes for lockbox codes or a turnover checklist. What NSuite doesn't do is sync directly with your Airbnb or VRBO calendar to auto-schedule a cleaning the moment a guest checks out — that's a specialized feature offered by turnover-specific tools like Turno. If turnovers are most of your business, a dedicated tool may fit better; if you clean a mix of regular homes and the occasional turnover, NSuite handles both from one place.
Can I save gate codes, pet info, and notes about what I did last visit?
Yes. Every client has a notes section for alarm codes, gate codes, pets, allergies, and preferences — visible before you go inside. Clients can also leave a note when they book through your link. You can see the full visit history for any client.
What's on the free plan, and when do I need to upgrade?
Free includes appointment scheduling, client CRM with notes, and manual invoicing for up to 25 clients — no credit card required. Starter ($19/month) adds the booking link, Stripe payment collection, deposits, and the cancellation-fee policy. Pro ($49/month) adds recurring invoice billing — the plan most solo cleaners want once they're running 25–30+ regular clients. Starter and Pro include a 14-day free trial.
What if a client wants to reschedule instead of canceling?
Move the appointment to a new date and time from your dashboard — the cancellation-fee policy only applies when an appointment is actually canceled inside your notice window, not when it's rescheduled.
How does NSuite compare to ZenMaid or Housecall Pro?
ZenMaid and Housecall Pro are built specifically for cleaning businesses and include features a true solo operator doesn't need yet — crew GPS tracking, cleaning checklists, payroll. ZenMaid starts around $19–39/month depending on tier (with an appointment cap on the cheapest plan); Housecall Pro starts at $59/month and skews toward multi-person crews. NSuite is built for solo service pros across trades — you get booking, deposits, an automatic cancellation-fee policy, recurring invoices, and client notes starting at $0, without paying for crew-management tools you won't use as a one-person operation.

The next cancellation shouldn't cost you a dime.
